Privacy Policy

BookingFence is a small, owner-operated rental business in Arizona. This page explains what information we collect on bookingfence.com, why we collect it, and what we do with it — in plain language, because you're trusting us with personal information and deserve to know exactly where it goes.
What we collect
When you submit a rental application, we collect what you provide:
- Name, email, phone, and preferred contact method
- Date of birth and current and prior addresses
- Employment, income, and (if you authorize it) employer contact
- Co-applicants and household members, references, pets, and vehicles
- Documents you upload, such as proof of income, identification, or assistance-animal documentation
Browsing the site itself requires only the technical basics: a session cookie, a cookie remembering your timezone, and standard server logs. We do not use advertising trackers or analytics services, and we never sell your information to anyone.
What we don't collect
We do not ask for your Social Security number on this site. Credit, background, and eviction screening happens through KeyCheck.com, a consumer reporting agency, on their systems — sensitive screening identifiers go to them, not to us.
How we use it
- To evaluate your rental application against the same written criteria as every other applicant
- To contact you about your application, using the method you chose
- To send text updates — only if you explicitly opted in
- To meet legal obligations, such as the adverse-action notices the Fair Credit Reporting Act requires if an application is denied based on a screening report
Who else touches your data
A short list of service providers keeps the site running:
- KeyCheck.com runs screening when you apply; they act as a consumer reporting agency with their own privacy practices
- Resend delivers our email (application links, updates)
- Google provides spam protection (reCAPTCHA) and address autocomplete on our forms, which sends limited interaction data and the address text you type to Google
- Our hosting provider stores the application data on servers we control
That's the whole list. Nobody else receives your information, and none of it is sold, rented, or shared for marketing.
How long we keep it
Application data is kept while your application is active and afterward for as long as fair-housing and credit-reporting laws require us to retain records. If you'd like your application withdrawn and your data deleted, email us and we'll do so unless a legal retention obligation applies.
Security
The site runs entirely over HTTPS, uploads are stored privately, and your application is only accessible to the owner reviewing it. Resume links are private tokens sent to your email — don't forward them.
Your choices
You can ask us to show you, correct, or delete the information you've submitted at any time. Text-message updates are opt-in and can be stopped by replying STOP. Questions and requests: hello@bookingfence.com.
Changes
If this policy changes, the effective date above changes with it. This site is not directed at anyone under 18.
